Why teams choose it
Proximity. BKC is twenty minutes, Nariman Point twenty five, and half of corporate Mumbai walks past Phoenix at lunchtime.
Grade A stock. One International Centre, Peninsula Business Park and Marathon Futurex are genuinely good buildings, and several operators sit inside each of them.
Everything else. Restaurants, hotels for visiting clients, and somewhere decent for a team dinner. Not trivial when you are hosting people.
The trade off is money and traffic. At ₹16,999 the median seat is more than twice the national ₹8,000, and the approach roads at 6pm are unforgiving.

What to check here
- Which tower. Two operators in the same postcode can differ by ₹10,000 a seat. Price the building, not the area.
- Parking. Scarce and expensive. Get the number in writing before you sign.
- The commute for your team. Lower Parel works beautifully from the Western line and badly from Navi Mumbai.
- Meeting rooms. Client meetings are the point of being here, so check the included hours rather than the hourly rate.
