How to Choose a Coworking Space (Without Regretting It in Month Three)

There are 2,602 coworking spaces listed on Dexwork. You will visit three of them, and you will probably pick the one where the sales person was nicest.

That is not a stupid way to choose. It is just not enough, because the things that make you unhappy in month three are never the things you notice on a Tuesday afternoon tour.

Start with your people, not with buildings

Before you look at a single listing, write down where everyone lives. Actual areas, not "south Bangalore". Then pick the two or three pockets that work for most of them.

This sounds obvious and almost nobody does it. Founders search near where they live, or near where the investor meetings are, and then wonder why the two engineers who live in Yelahanka keep asking to work from home.

Then fix a number

The median seat in India is ₹8,499 a month. A quarter of the market is under ₹6,499, a quarter is over ₹11,299. Decide your band before you tour, because everything looks affordable when someone is showing you a phone booth.

One caution about the cheap end: below about 30% under your city's median, ask why. There is usually a reason, and it is often the internet or the lock in.

Now the visit, and the only part that matters

Ask to sit at an empty desk for ten minutes. Not the meeting room, not the lounge with the plants. A desk, at the time of day your team will actually be there.

While you sit there:

• Open a video call. Watch it hold or wobble. Do this at 3pm, not 10am.
• Listen. Can you hear one specific person's call from where you sit? Then so will your team, every day.
• Check your phone signal. Dead zones inside glass buildings are real and nobody mentions them.
• Walk to the washroom. Then walk to the nearest place you would buy lunch.

Ten minutes of that beats an hour of being shown the pantry.

Five questions the tour will not answer unless you ask

How long am I tied in, and how much notice do I give? These are two different numbers and people confuse them constantly. Six months lock in with two months notice means you are committed for eight.

What happens when I need four more seats? Ask for the answer in writing. "We will try to accommodate" is a no.

What is not included? Meeting rooms past the free hours, parking, printing, air conditioning after 7pm. Any of these can add ₹10,000 a month.

Can I register my company here? Many operators do not allow it. If you need the address for GST or the Registrar, get it confirmed before you pay a deposit.

When do I get my deposit back? In days, written down. "After settlement" is not a timeline.

The part founders skip and later wish they had not

Go back at 7pm, unannounced, before you sign. A space at 7pm tells you whether the air conditioning stays on, whether security is awake, whether the lifts still run, and whether anyone actually works late there. Half the time you will learn something that changes your mind.

If you take one thing from this

Do not buy for the team you hope to have. Take what you need now, get expansion terms in writing, and keep the freedom to be wrong. The teams we see regret a space are almost never the ones who took too few seats.
